Summary
The research consists of six main sections, which are detailed as following:
Chapter1: Theoretical Study
The first section focus on theoretical vision of urban spaces design factors and how it can be achieved in commercial centers, also find the necessary theoretical studies, which are needed in design phase of commercial centers to allow maximum usage for its visitors.
Chapter 2: Analytical Study
The second chapter aims to find the most important designing specifications, for designing the urban commercial spaces, and this is achieved by studying international and local commercial places.
Chapter 3: Theoretical Model
After reaching standards of designing commercial urban spaces, the process to apply this standards started by applying this standards on commercial area on studing cities, and in order to study this areas, a theoretical model was created to make the study easier, this model go through four stages shown as following:
Stage1: Standards Preparation
Stage 2: Standards Description
Stage 3: Applying numbers on the Standards.
Stage 4: reaching measuring scale
Chapter 4: Field Study
The study was done on several main steps shown as following:
First: Cities of the Study
The geographical atmosphere for the field study was determined to be in Sheikh Zayed City, and an analytical comparison between compounds which were built by private companies in Sheikh Zayed City, These compounds are ”Rabwa City”, ”Beverly Hills City”, ”Rawdet Zayed”, and ”Opera City”, these cities were chosen because they are the biggest in area and in population at Sheikh Zayed City.
Second: Field Preview and check for Area of Study
After determine the area of study on previous step, each compound was evaluated on several steps as shown below:
• Study theoretical background for each compound.
• Identify commercial area in each compound, its borders and detailed preview for it.
• Preparing a numbered map for areas which were previewed in each compound.
• Preparing field preview application form for each area.
• Site Visit for each area to evaluate it in reality.
• Apply the factors on the curve and get reading for each compound, the readings were as following:
o Rawdat Zayed City: 75%
o Beverly Hills City: 70%
o Rabwa City: 70%
o Opera City: 69%
Chapter 5: Analysis
A relation between commercial areas in each compound was discovered by comparing minimum percentage and average percentage and it was proved that all compounds are similar and its percentage is higher than the average, study was applied on Beverly Hills City through Preparing a method for apply to make the process flow in a clear and standard way for all commercial areas and it is done as following:
o Study location of commercial area.
o Describe the commercial area.
o Constructional Studies both in description side and analytical side.
o Study the commercial condition of the commercial area.
The study was done on Commercial areas with high values and it is number 14 ”Designpolis” and commercial area number 8 and commercial area number 1 ”The Strip”, and the following characteristics have been reached:
o straightness.
o Large Width.
o Connecting with collective ways.
o Ease of Access.
o Availability of attractive factors.
This is the main similar and special characteristics for commercial areas which take high values.
Chapter 6: results and recommendations
This chapter consist of two parts: First part is the results: the a theoretical standards for design the commercial urban spaces was reached, also a theoretical model was reached to help in studying the commercial areas, then a special curve was reached for average and minimum values for standards, and this curve is considered as scale to measure standards of studied cities on it, then apply analytical study, and through applying the theoretical model on the commercial areas on the studied cities, and read the values on the curves for all the commercial areas it was found that there are similarities on straightness, Large Width, Connecting with collective ways, Ease of Access, Availability of attractive factors, these are the factors that if being available will make visitors make maximum usage of the commercial areas.
Second Part is recommendations: the study showed that there are a need for future research on this topic building on this research and recommendations for governmental and private organization to use results of this research to achieve maximum scientific and practical benefits from this research.
