Abstract

The phenomenon Gated Communities has become one of the most noticeable urbanization features in the Egyptian urban context, that have recently spread massively in the Egyptian Real Estate Market with the expansion of Greater Cairo. Gated Communities became noticeable in Egypt due to several motives, such as developing sustainable and healthy urban communities. Nowadays, the Egyptian Gated Communities don’t promote walkability and their pedestrian networks are characterized by being dull and monotonous, due to numerous problems that negatively affects the walkability rate and walking behavior. A low walkability rate affects human health, well-being, and quality of life. Sustainable Urban Design Patterns (SUDP) could be regarded as an effective innovative approach. In order to facilitate the implementation of healthy urban Gated Communities that promote walkability in the Egyptian urban and residential context.
This research aims to: define and clarify the sustainable urban design principles and patterns specialized for Gated Communities to promote walkability. Gated Community Walkability Design Efficiency Framework (GCWDEM) is an assessment framework to be inducted that bears the ability to measure the design efficiency of Gated Communities’ walkability principles. This innovated framework will have the ability to be integrated within the design process as a proactive approach, or to be applied to the existing projects as a reactive approach. Since, walkability is one of the essential tool for implementing Sustainable Healthy Urban Gated Communities, because Walkability has always been correlated with human health and well-being, and the walking behavior is massively influenced by the Gated Community’s urban design.The suggested framework operates by interlinking four key pillars which are: (i) sustainable urban design principles, (ii) the influencing urban design patterns of each principle, (iii) measures the walkability rate, and (iv) implementation methods. The resultant framework could be used by planners and urban designers as a proactive approach or reactive approach to enhance the Gated Communities and promote walkability.
